Pool Deck Restoration Ojén: Patios, Pools and Country Homes
Ojén, the white village in the hills just inland from Marbella, has homes where stamped concrete covers patios, pool areas and access tracks rather than grand driveways. We restore those surfaces in place: cleaning, small repairs and two coats of resin colour, keeping the existing imprint.
Send us a photo and the m²What kind of surfaces do Ojén homes usually have?
It varies more than on the coast. Village houses may have a compact patio or roof-level terrace; countryside properties often combine a pool deck, a terrace and a concrete access drive.
Whatever the size, the treatment is the same: wash, repair, edge, two coats. Compact patios with many walls and planters simply need more brushwork per square metre than open areas, as our patios and terraces page explains.
How do you reach properties with awkward access?
With light equipment and no demolition. We do not need a digger, a skip or a concrete lorry, so homes reached by a steep lane or a narrow track are usually workable.
Please include a photo of the access in your enquiry. If materials have to be carried a distance, it is factored into the plan and the quote rather than discovered on the day.
The same applies inside the plot. Pool levels reached only by garden steps are handled by carrying equipment in, which keeps lawns and planting undisturbed.
Do I need permission from Ojén town hall?
Ask the Ayuntamiento de Ojén before work starts. Ojén is a separate municipality from Marbella, and we have not verified its requirements for exterior surface works (to be verified); a declaración responsable or a licence may apply depending on the zone.
If the home is in a residential development with a community, shared areas need the community's approval, and any rules on exterior finishes should be respected.
What does a restored surface look like?
Fresh, even and deeper in colour, with filled cracks and sharp edges. Our reference job, a villa in Marbella, turned a faded, cracked stone-pattern drive, carport and garage apron into a dark, glossy, uniform surface.

Careful edge work like this matters even more on a small patio, where walls and steps frame every view.
How do I request a quote for an Ojén property?
Send daylight photos of each area, the access and a rough size via the contact page or WhatsApp. We reply with a price and suggested dates; if your main concern is the pool, see pool deck restoration.
Frequently asked questions
Do you work up in Ojén as well as on the coast?
Yes. Ojén lies just inland from Marbella and is part of our area from the Marbella office. We quote from photos first, so we can tell you the price and any access considerations before anyone makes the trip up. Site visits, where needed, are arranged on a day that suits you or your key holder.
Is a licence for this job handled by Marbella or Ojén?
By Ojén. It is its own municipality with its own town hall. We have not verified the Ayuntamiento de Ojén's requirements for this work (to be verified), so please check with them; depending on the zone, a declaración responsable or a licence may be needed.
My countryside house is empty for much of the year. Can you work without me there?
Yes. We agree access with a neighbour, caretaker or property manager and send you dated photos at each stage. All communication is in English, and you approve the colour from sample photos before work begins. We also confirm when the house is locked up again after each working day.
The house is let as a holiday rental in summer. When should we schedule it?
Before the letting season or in a gap between guests, so the pool and terrace are never closed while someone is staying. We fit cleaning, repairs, both coats and drying, as set by the product data sheet, into your free dates.
My home is in a development with shared areas. What's different?
Shared surfaces need the community's approval, usually via the administrator and owners' meeting. For your private patio or pool deck, you decide, but follow any community rules on colours, noise or working hours. Your administrator can tell you quickly whether anything needs to be raised at a meeting.
The access track is steep and narrow. Is that a problem?
Usually not, because restoration needs only light equipment and no demolition. Send us a photo of the track and parking area so we can plan how to bring materials in and price any extra carrying fairly. Where a van cannot reach the house, a short carry by hand is perfectly workable.
Can you restore a small village patio?
Yes. Small patios are well suited to restoration, though they involve more edge work around walls, steps and planters. We cut in by hand before coating, which gives a crisp finish even in tight spaces. Planters can stay in place if they are moved slightly while the edges are painted.
What about the wash water on a hillside plot?
We plan where wash water runs before we start, keep it away from planting and the pool where possible, and never pour paint or solvents into drains. On a sloping plot, this planning is part of the preparation. Leftover materials and containers go back with us at the end of the job.
Can cracked concrete in an old patio be saved?
If the cracks are fine and stable, yes: they are filled before coating. If they are wide, keep opening or sections have dropped, the ground or base is moving and needs addressing by a builder first. Once the base is stable, the patio can be restored to match the rest of the house.
Do you restore natural stone or terracotta tiles too?
We clean natural stone, but we do not paint it or restore tiled floors. Our service covers stamped concrete, plain concrete and block paving outdoors. If your patio mixes materials, tell us so we can be clear about what is included.
