Imprinted Concrete Restoration in Málaga: Bring Your Villa's Driveway and Pool Surround Back to Life

Faded, cracked imprinted concrete made deep and even again, without breaking out a single slab.

Yes, tired imprinted concrete can look new again without being broken out. We pressure-wash it, fill the cracks, cut in the edges by hand and lay two coats of synthetic resin paint, so a pale, patchy driveway or pool surround turns into one deep, even colour. No demolition, no skip full of rubble, and the quote starts with a few photos you can send from home.

Can faded imprinted concrete be restored without replacing it?

In most cases, yes. If the slab itself is sound and only the surface has lost its colour, gone chalky or picked up hairline cracks, a full replacement is usually unnecessary. What the concrete needs is a deep clean, targeted repairs and a fresh coloured finish.

That is the whole idea behind imprinted concrete restoration: keep the pattern you already paid for, keep the levels, the drainage falls and the edging, and renew only the part you actually see. The stone, slate or cobble texture stays intact, because the paint follows the relief instead of filling it.

The finished Marbella driveway: one deep, glossy tone running all the way up to the carport.

For a villa owner on the Costa del Sol, the practical difference is enormous. Breaking out a driveway means noise, dust, waste removal and weeks of disruption around the house. Recolouring the existing surface means a crew with a pressure washer, brushes and rollers, and no rubble leaving the property.

Painting imprinted concrete does not fix subsidence. If the ground underneath is moving, that has to be solved first, otherwise any new finish will crack along the same lines.

What did the Marbella villa project look like before and after?

The project that defines this site is a private villa in Marbella. It had a long grey driveway in stamped concrete with a stone pattern, a carport under a reed-thatched pergola and a paved apron in front of the garage. All three areas had faded to a flat, washed-out grey, and the driveway showed a network of cracks.

Before: the driveway was dull, pale and uneven in colour.

We worked through it in a fixed order. First the whole surface was pressure-washed, including the carport floor under the pergola. Then the cracks were filled and the edges along walls and posts were masked or cut in by brush. Only after that did the first colour strips go down, followed by the final coat.

After: the same garage apron in an even dark tone.

The result is what you see in the photos: a dark, glossy, uniform surface where the stone pattern reads clearly again and the old cracks no longer catch the eye. You can follow every stage on the projects page and in our step-by-step guide to the Marbella job.

How does the restoration process work, step by step?

Every job follows the same six stages, whether it is a short garden path or a full driveway and pool deck. The order matters more than any single product, because paint applied over dirt or an open crack simply fails early.

  1. Photos and measurements. You send pictures and an approximate area in m² through the form or WhatsApp.
  2. Cleaning. High-pressure washing removes dirt, algae, loose old coating and anything that would stop the new paint from bonding.
  3. Repairs. Cracks, small holes, chipped edges and open joints are filled so the surface is continuous again.
  4. Cutting in. Edges along walls, posts, steps and pool copings are painted by brush before the main areas.
  5. Two coats of colour. Synthetic resin paint goes on in two separate coats for an even, deep finish.
  6. Handover. The area is reopened once the product data sheet allows foot and vehicle traffic.

Curing and reopening times are set by the product data sheet and by the weather on the day, so we never promise a fixed number of hours in advance. We confirm the schedule with you, or with your property manager, before we start.

Which surfaces around a villa can be recoloured?

Any exterior surface in stamped concrete that is structurally sound is a candidate. Around a typical Costa del Sol villa that usually means four zones, each with its own priorities.

Surfaces we restore1Driveway2Garage & ramp3Patio4Terrace5Pool surround6Parking areaSurfaces we restore
  • Driveways, carports and garage aprons: they take tyre traffic and turning, so crack repair and a uniform finish matter most. See imprinted concrete restoration.
  • Pool surrounds: barefoot traffic, splashing and constant sun; read our page on pool deck restoration before choosing a finish.
  • Patios and terraces: the outdoor living room, where colour and how the surface looks next to furniture count. More on patios and terraces.
  • Paths and steps: narrow areas with many edges, which is where careful cutting-in shows.

If your concrete is plain rather than imprinted, or you have block paving, the same company covers that too through its sister sites, but this site focuses on stamped concrete and the details that make it look right.

When is a new coat of colour not the right answer?

A recolour is the right call when the slab is solid and the problem is cosmetic. It is the wrong call when the concrete is breaking up, sinking, or lifting over tree roots, because paint cannot hold together a surface that is moving.

Clean, repair or replace?Solid base, no sinking?YesNoOnly dirt?Ask an engineer: paint does notfix the groundYesNoCleaningRepair + 2 coats
  • Wide cracks that keep opening, or slabs at different heights, point to a ground or structural issue that needs a specialist first.
  • Large areas that sound hollow or crumble when scraped are often better replaced than coated.
  • If only dirt and algae are the issue, a professional clean may be enough on its own.

We also say no to work outside our field: we do not paint parking lines or numbers, coat indoor or industrial floors, lay new paving, or carry out structural surveys. Our guide on whether to repair or replace imprinted concrete walks through the decision in more detail.

How does it work if you live abroad or let the villa?

You do not need to be in Spain to get your imprinted concrete restored. The entire quote can run on photos and a rough measurement, and we write back in English.

For holiday lets, timing is everything. The sensible window is between bookings or before the high season, so the terrace and pool area look their best in the listing photos and in real life. Tell us your calendar and we plan the cleaning, repairs and two coats around it.

  • Quotes based on photos, with questions asked in plain English.
  • Access arranged through you, a neighbour, a key holder or your property manager.
  • Progress photos by WhatsApp so you can see each stage without travelling.
  • Before and after pictures you can reuse for your rental listing.

A refreshed driveway and pool deck also changes the first impression when guests arrive. The entrance is the first thing they see after the gate opens, and the pool surround is the backdrop of almost every holiday photo, so a faded surface quietly undersells an otherwise well-kept villa.

Our article on what working with us looks like from abroad explains the exchange of messages from first photo to final handover.

What decides the price of restoring imprinted concrete?

The price is mainly driven by the number of square metres, the current condition of the surface and how easy it is to reach and work around. A clean, open driveway costs less per square metre to prepare than a shaded carport full of edges, posts and planters.

What affects the quote1m²2Surface condition3Cracks to repair4Cleaning needed5Access6Community / timingWhat affects the quote
  • Area: larger, open surfaces are more efficient to coat.
  • Condition: the number and width of cracks, old flaking coatings and stubborn stains add preparation time.
  • Edges and obstacles: walls, pillars, steps and pool copings all need cutting in by hand.
  • Access: gated estates, steep drives and limited parking for the crew affect planning.

Our sister site publishes the guide figure per square metre and a calculator: see the imprinted concrete price guide. The final figure always comes from your photos, because two driveways of the same size can need very different preparation.

Do you need permission from the town hall?

It depends on the municipality and the zone, so the safe answer is to ask your ayuntamiento before work starts. In Málaga city, the urban planning office lists the repair and coating of exterior slabs in gardens, pool areas and common zones as a minor work handled through a declaración responsable, although protected areas may require a licence.

For Marbella and the other Costa del Sol towns we have not been able to confirm the exact procedure from an official source (to be verified). Our recommendation is simple: check with the local town hall, and if you have a property manager or gestor, ask them to do it on your behalf.

How do you get a quote?

Send three or four photos and an approximate area through the contact page or by WhatsApp. Include one wide shot of the whole surface, a couple of close-ups of the worst cracks or stains, and one picture showing the edges along walls or the pool.

From that we can tell you whether a recolour makes sense, what preparation it needs and roughly how the work would be organised. If something in the photos suggests a problem paint cannot solve, we will tell you that straight away instead of selling you a coat that will not last.

Frequently asked questions

Can you paint over stamped concrete that has already been sealed before?

Usually yes, provided the old sealer or paint is well bonded. During pressure washing anything loose or flaking comes off, and what remains has to be firm enough for the new coats to grip. If the old layer is peeling in sheets, it needs more preparation, and we will tell you from the photos whether that is likely.

Will the pattern of my imprinted concrete still be visible after recolouring?

Yes. The synthetic resin paint is applied as a thin film that follows the texture, so the stone, slate or cobble relief stays readable. On the Marbella driveway the pattern actually looked sharper afterwards, because the even dark colour removed the blotches that had been distracting the eye from the design.

Do the cracks disappear completely?

The cracks are filled and then painted over, so in most cases they stop standing out and blend into the new colour. A filled crack is not the same as a slab that never cracked, though. If the ground moves again, a hairline can reappear along the old line, which is why we flag movement before we start.

How long before we can walk or drive on it again?

That depends on the product data sheet and on temperature and humidity on the day, so we do not quote a fixed time in advance. Before the job we confirm when foot traffic and when cars can return, and we can coordinate this with your cleaner, gardener or property manager if you are away.

Can you do the work while I am not in Spain?

Yes. Owners who live abroad can arrange everything remotely: photos and measurements by WhatsApp, access through a key holder or manager, and progress pictures during the job. You only need to make sure someone can open the gate, move cars and furniture out of the way, and that water and electricity are available on site.

Do you remove the old imprinted concrete?

No, and that is the point of the service. We restore the existing surface instead of breaking it out, so there is no demolition waste and the levels, drainage falls and borders stay as they are. If a section is too damaged to coat, we say so and you can decide whether to replace that part separately.

What colours can I choose?

The options depend on the colour range of the resin paint used for your job, which we show you before work starts. One option is to stay close to the original shade or go a little darker, like the dark tone on the Marbella driveway. Our colour guide covers how to choose against walls, planting and pool water.

Is the finish glossy or matt?

The Marbella project ended with a deep, glossy look, which suits most villa settings. The exact sheen depends on the product and how it weathers, as described in its data sheet. If you are worried about grip, particularly around a pool, raise it at quote stage so we can discuss what the data sheet says about the surface.

Is a recoloured pool surround slippery?

Slip resistance is a property of the specific coating, and we only state what the product data sheet documents (to be verified for each product). A glossy finish can feel different underfoot when wet than a weathered one. Tell us how the pool area is used, especially by children or guests, and we will go through the options with you.

How long does the new colour last?

We do not give a lifespan in years, because it depends on sun exposure, traffic, pool chemicals and maintenance, and the honest reference is the product data sheet. What we can say is that good preparation and two full coats are what give a recolour its best chance of looking right for as long as the product allows.

Do you also clean and repair, or only paint?

Cleaning and repair are part of every job, not extras. The price guide on our sister site covers pressure washing, crack repair and the two-coat finish together. Painting over dirt or open cracks would be quicker but would fail early, so we do not offer paint-only work on unprepared concrete.

Can you fix a sunken or lifting section?

No. Sinking or lifting means the ground or the base has moved, and a coloured coat cannot correct that. You would need a contractor who lifts and relays or replaces that section. Once it is stable again, we can recolour the surrounding area so the repair blends in as well as possible.

Do you paint parking lines on the driveway?

No. Line marking and bay numbering are not part of our service, nor are indoor floors, industrial floors, new paving or structural surveys. We focus on restoring the look of existing exterior concrete, and where a job is outside that, we would rather say so than do it badly.

How do I measure the area for a quote?

A rough figure is enough to start: length times width for each rectangle, added together. If the shape is irregular, send a wide photo with a known object for scale or a sketch with approximate sides. The price site also has a guide to measuring square metres if you want more detail.

Do you work in gated communities and urbanisations?

Yes. In gated estates we arrange access in line with the community rules, which often means registering vehicles or names at the gate in advance. If the area is a shared element rather than your private plot, the community of owners has to agree to the work first.

Can my community of owners hire you for shared areas?

Yes, shared pool surrounds, paths and garage approaches can be restored for a community of owners. Under the Horizontal Property Act, necessary maintenance of common elements does not need a prior vote, while optional improvements do. The administrator usually handles that side, and we provide the photo-based quote they need.

Is a permit needed in Marbella?

We have not confirmed Marbella's exact procedure from an official source (to be verified). In Málaga city, coating exterior slabs is treated as a minor work under a declaración responsable. Ask the Marbella town hall, or your gestor, before the work date so the paperwork is in order.

What happens to the dirty water from pressure washing?

We keep wash water and paint residues out of drains wherever possible. Málaga city's sewer regulation, for example, prohibits discharging paints, pigments and water-immiscible solvents into the network. On your property we look at where water runs before starting and plan the cleaning so it does not end up where it should not.

Can you restore the surface before my guests arrive?

Often yes, if you contact us early enough. Send photos and your booking dates, and we will tell you whether the work fits the gap. Weather and drying conditions can shift a day, so we always prefer to leave a buffer before arrivals rather than promise a tight finish.

Where does the price per square metre come from?

The guide figure and a calculator are published on our price site, which covers cleaning, crack repair and two coats. Your actual quote depends on the area, the condition of the concrete and the access, which is why we always ask for photos before giving a final number.
