Pool Deck Restoration Puerto Banús: Refresh Between Guests
If your property near Puerto Banús earns its keep as a rental, a faded pool deck shows up in every guest photo. We can clean, repair and recolour the existing stamped concrete in a gap between bookings, leaving the pattern intact and nothing to haul away.
Send us a photo and the m²Why does surface condition matter so much for a rental near the marina?
Because guests judge the outdoor space from the listing pictures before they ever arrive. A pool deck with chalky patches, dark drip marks and hairline cracks makes an otherwise smart apartment or townhouse look neglected.
Recolouring the stamped concrete you already have is a contained job: a wash, small repairs, edge work and two coats. It changes how the space photographs without turning the property into a building site.
How do you fit the work around holiday bookings?
We start from your calendar. Send us the free dates, the area and a handful of photos, and we propose a sequence that keeps the deck closed only while nobody is staying.
- Cleaning and crack repair can often run on the first day of a gap.
- Colour coats follow once the surface is dry, with drying and recoat times taken from the product data sheet.
- We leave clear signs on areas still curing in case a cleaner or manager comes by.
- You get photos of the finished deck, ready to use in an updated listing.
Weather can shift dates, so we confirm the final plan close to the start.
Do apartments and complexes around Puerto Banús need community approval?
For anything shared, yes. A communal pool terrace or a shared access belongs to all owners, so the community of owners or its administrator must agree the job before we start.
Under Spain's horizontal property law, works needed to keep common elements in proper condition are compulsory and the meeting decides how costs are split, while optional improvements need a larger majority. Your private terrace is your own decision, though complex rules on colour still apply.
What result can I show future guests?
A clean, even, deeper colour across the whole treated area. On our Marbella reference villa, grey and cracked stamped concrete on the drive, the pergola carport and the garage apron was turned into a dark, glossy, uniform surface.

See the step-by-step stages on our projects page, and read about colour options on resealing and recolouring.
How is the price worked out?
It depends on the number of square metres, the state of the surface and how easy access is, especially where equipment has to go through a shared lobby or garage. Photos let us judge most of that remotely.
For the general logic behind pricing, our partner site covers the cost per square metre of floor painting. When you're ready, use the contact form or WhatsApp.
Frequently asked questions
Can you do the work while the property is between tenants?
Yes, and that is a good moment to do it. Give us the gap in your bookings and we plan the wash, repairs and two coats inside it. If the gap is tight, we tell you honestly whether it fits, rather than rushing the drying the product data sheet asks for.
I live outside Spain. How will I know the job is done properly?
You receive photographs at each stage: after cleaning, after crack filling, during edging and when the second coat is on. Your property manager or key holder can also inspect it. All messages and the written quote are in English, so nothing gets lost in translation.
Our building has strict rules about working hours. Is that a problem?
No. Many residential complexes set quiet hours or limit noisy work at certain times of year. Send us the rules or put us in touch with the administrator, and we schedule the pressure washing and other noisier steps to comply. Quieter tasks, like brush edging, fit more easily into restricted periods.
Who approves work on a shared pool terrace?
The community of owners. Conservation work on common elements is mandatory under the horizontal property law and the meeting decides how to split the cost; improvements that are not required need a larger majority. We can supply a written description of the job for the administrator.
Is a town hall permit needed in Marbella?
It may be. Depending on the area, a declaración responsable or a licence could apply to exterior surface works (to be verified for Marbella). Please check with the Ayuntamiento de Marbella or your administrator before we begin; we provide the details they ask for.
Can my parking space in an underground garage be done too?
We restore stamped concrete outdoors, such as terraces, pool decks, drives and carports. We do not paint indoor floors or mark out parking bays and numbers, so a basement garage space is not something we take on. Outdoor parking areas and carports in stamped concrete are a different story and are within our scope.
Will guests notice a smell or residue afterwards?
We plan the job so the surface has dried according to the product data sheet before guests return. Ventilation outdoors is good, and we remove our materials and wash water as we finish. If you want an extra buffer day, we simply build it into the schedule.
Can you fix a stained pool surround from sunscreen and drinks?
Washing removes a lot of surface grime, and the fresh coats hide what remains of the old blotchy colour. Deeply soaked stains are assessed on photos first; we will tell you if a mark is likely to show through and what can be done about it.
Do you replace broken stamped concrete?
No. If sections are loose, sunken or shattered, that is a job for a contractor who lays new concrete. We restore surfaces that are sound underneath and only tired on top, and we tell you plainly which case yours is.
What do you need from me to quote?
Several clear photos in daylight, including close-ups of any cracks, plus a rough idea of the area in square metres. Mention whether it is a private terrace or a communal space, and when the property is free. That is usually enough for a first quote.
