What Actually Drives the Cost of Restoring Imprinted Concrete on a Villa
The cost of restoring imprinted concrete is driven by five things: how many square metres there are, what condition they are in, how many edges must be cut in by hand, how easy the site is to reach and work on, and when the work has to happen. The per-m² guide figure lives on our price site; this article explains why two villas with the same area can still receive different quotes.
Send us a photo and the m²Why is area only the starting point?
Because square metres measure how much surface needs coating, not how much work it takes to get there. Two coats of synthetic resin paint over an open, sound driveway is efficient; the same two coats over a surface riddled with cracks and edges takes much longer.
The guide price per square metre on our sister site already includes cleaning, crack repair and the two coats. You can see it, with a calculator, on the imprinted concrete price page. Your actual quote then adjusts for the factors below.
How does the condition of the surface change the quote?
Condition decides how much preparation is needed before painting. A faded but intact surface needs a thorough clean and a few repairs; a surface with many cracks, chipped edges, peeling old sealer or deep stains needs considerably more.
- Number and width of cracks: each one is opened where needed and filled.
- Old coatings: flaking or cloudy sealer must come off or be properly prepared.
- Stains and growth: oil, grease and algae take extra cleaning time.
- Chips and small holes: rebuilt before colouring.
The Marbella driveway, for instance, had a network of cracks that all needed filling before the first coat. That is preparation time a crack-free drive of the same size would not need.
Why do edges and obstacles matter so much?
Because edges are painted by brush, and brushwork is slow. Every wall, pergola post, step, drain, planter and pool coping adds metres of careful cutting-in that a roller cannot do.

A carport under a pergola, like the one at the Marbella villa, has far more edge per square metre than an open drive. Pool surrounds are similar, with curves around the coping and steps. Our page on pool deck restoration explains the extra care those edges need.
How do access and logistics affect the price?
They affect how smoothly the work can run. Gated estates with access procedures, steep or narrow drives, limited parking for the crew's vehicle, or water and electricity that are not easily available all add planning.
For absentee owners, the main logistics question is who opens the gate, moves cars and furniture, and confirms when the area is clear. If that is arranged in advance with a key holder or property manager, the job runs as planned.
Does timing around rental bookings change anything?
It can. The work needs a window for cleaning, repairs, two coats and drying, and the drying stages depend on the weather and the product data sheet. A narrow gap between bookings leaves less room to adjust if the weather turns.
Planning early is the simplest way to avoid that pressure. Send your calendar with the photos, and we can propose dates that fit, with a buffer before guests arrive.
What is not included in a restoration price?
Work outside our field: structural repairs, relevelling sunken sections, new paving, parking line marking and indoor floors. If any of these are needed, they are separate jobs for other trades. Our guide on repairing or replacing helps you tell where restoration ends.
Any licence or declaración responsable the municipality requires is also the owner's responsibility to check with the ayuntamiento (to be verified for each town).
How can you get the most accurate quote?
By sending photos that show the hard parts, not just the nice parts. A wide shot, close-ups of the worst cracks and stains, the edges along walls and the pool, and an approximate area in square metres let us price the real job rather than a guess.
Owners who are comparing the driveway and the terrace can include both; see imprinted concrete restoration and patios and terraces for what each involves.
Frequently asked questions
Why is my quote different from the guide price per m²?
The guide figure assumes typical conditions. Your quote reflects your surface: the number of cracks, old coatings, stains, edges and the access. A simple open drive may sit close to the guide; a carport with many posts or a pool deck with curves may not.
Does a bigger area cost less per square metre?
Larger open areas are usually more efficient to prepare and coat, because set-up and edge work are spread over more surface. That said, a large area in poor condition can still need a lot of preparation, so size alone does not decide it.
Is crack repair charged separately?
The guide price on our sister site includes cleaning, crack repair and two coats. If the cracks are unusually numerous or wide, that affects the quote because it changes the preparation work. Structural cracks from ground movement are outside our service.
Does the colour I choose affect the price?
We have no basis to say colour changes the price as a rule. What can matter is a big change from a dark original to a very light shade, which may need more coverage. We tell you if your choice affects the work involved.
Will removing an old peeling sealer cost more?
It can, because loose or failed coating has to be removed or prepared so the new coats bond. How much depends on how widespread the problem is. Photos showing the peeling areas help us estimate it before visiting.
Do you charge for a quote from photos?
Send your photos and area through the contact page or WhatsApp, and we reply with what we can tell from them. If something needs to be checked on site, we explain why before arranging it.
Is VAT included in the guide price?
The guide price on our sister site is shown with VAT added on top, and the applicable rate depends on the type of property and recipient. The price site explains this in more detail; your quote states it clearly.
Can I save money by preparing the surface myself?
Clearing furniture, pots and cars from the area helps the job run smoothly. Cleaning and repairs are part of the professional process, because the coating's adhesion depends on them, so we do not offer paint-only work on a surface prepared by someone else.
Does a gated urbanisation make the job more expensive?
Not necessarily. It adds steps such as registering the crew and vehicle at the gate. If access is arranged in advance, it simply becomes part of the plan. Mention it when you request a quote.
Is it cheaper to do the driveway and terrace together?
Doing several areas in one job can be more efficient, because the crew, equipment and set-up are already on site. It also keeps colours consistent. Send photos of all the areas so the quote reflects the whole job.
