Restoring an Imprinted Concrete Pool Surround: Grip, Pool Water and Paperwork

A pool surround in imprinted concrete can be recoloured like a driveway, but three questions deserve answers first: how the finished surface will grip when wet, how the coating copes with pool water, and whether any paperwork or community approval is needed. The first two are answered by the product data sheet, not by a sales pitch; the third by your town hall and, in shared pools, your community of owners.

Why is a pool surround different from a driveway?

Because people walk on it barefoot and wet. A driveway is judged mainly by how it looks and how it copes with tyres; a pool deck must also feel safe and comfortable underfoot, and it lives in a much wetter environment.

  • Constant cycles of splashing and drying in full sun.
  • Pool water, sun cream and cleaning products on the surface.
  • Children running, guests unfamiliar with the layout, older visitors.
  • Many edges: coping, steps, drains, skimmer lids, planters.

The restoration sequence is the same as on our pool deck restoration page and the Marbella driveway; the decisions around it are what change.

Will a recoloured pool surround be slippery?

That depends on the specific coating and its finish, and the trustworthy answer is in the product data sheet (to be verified for each product). Any contractor who promises a pool deck is non-slip without being able to show where that comes from is guessing.

In general terms, a smooth, glossy surface can feel different when wet than an old, rough, weathered one. That does not make a recolour unsuitable, but it does mean the finish should be chosen with the pool's users in mind, not only for looks.

Ask your contractor which data sheet the slip information comes from. If they cannot tell you, treat any slip claim as unverified.

Can an anti-slip finish be added?

Some coating systems offer textured or anti-slip options, but whether one exists for the product used on your job, and how it performs, must be documented in its data sheet (to be verified). We discuss it at quote stage and do not describe a surface as non-slip unless the data sheet supports that.

A textured finish also changes the look and how easily the surface is cleaned, so it is a trade-off worth thinking through rather than an automatic add-on.

How does the coating cope with pool water and chemicals?

Again, this is a product property and belongs in the data sheet (to be verified per product). Chlorinated and salt-water pools, and the products used to maintain them, are part of the environment the deck lives in, so the coating's compatibility is checked before it is recommended for a pool area.

Practical habits help too: rinsing splash zones with fresh water and avoiding harsh cleaners on the deck. Our maintenance guide covers this in more detail.

How are the coping and the water protected during the work?

By planning the cleaning direction, masking where needed and painting the borders by brush. Wash water and debris are directed away from the pool wherever possible, and paint residues are kept out of both the pool and the drains.

In Málaga city, the municipal sewer regulation prohibits discharging paints, pigments and water-immiscible solvents into the network, which is one more reason to manage residues carefully. Whether the pool cover, water level or pump schedule needs adjusting is agreed with you or your pool maintenance company beforehand.

Do you need a permit to recolour a pool surround?

In Málaga city, the answer is documented: the municipal fee ordinance lists exterior works in garden areas, pools and common zones that do not affect the façade, the roof or the public road, and that consist only of repair, coatings and slabs, as a minor work. The urban planning office handles such works generally through a declaración responsable, though protected zones can require a licence.

For Marbella, Estepona, Mijas, Benahavís and other municipalities, we have not confirmed the procedure from an official source (to be verified). Ask your ayuntamiento, or have your gestor or property manager check, before the work date.

What if the pool belongs to a community of owners?

Then the community decides, through its administrator. Under the Horizontal Property Act, works needed to maintain and conserve common elements are mandatory and do not need a prior vote of the owners' meeting, which only agrees how to split the cost. Improvements that are not required need a three-fifths majority of owners and shares.

Whether recolouring a faded communal pool deck counts as necessary maintenance or as an improvement is something the administrator assesses. We supply the photo-based quote they need to present.

What should you ask before hiring someone for a pool deck?

  1. Which coating will be used, and can I see what its data sheet says about grip and pool water?
  2. How will the coping, drains and steps be protected and cut in?
  3. Where will the wash water and residues go?
  4. When can the deck be walked on again, according to the data sheet?
  5. Is any permit or community approval needed, and who checks it?

Our contractor checklist expands on these questions, and the patios and terraces page covers the areas next to the pool.

Frequently asked questions

Is a painted pool deck safe?

Safety depends on the coating, its finish and how the area is used. Grip characteristics come from the product data sheet (to be verified per product), and the decision should take into account who uses the pool. We discuss this openly before work starts rather than offering a blanket assurance.

Can you promise the deck will not be slippery?

No, and we would be wary of anyone who does without documentation. What we can do is choose a finish based on what its data sheet states and explain the trade-offs. Wet surfaces around any pool call for care, whatever they are made of.

Do I need to drain the pool for the work?

Normally not. The work is on the surrounding concrete. We protect the edges and keep residues out of the water. If your pool maintenance company recommends a particular water level or cover arrangement, we follow it and coordinate dates with them.

Does salt water damage resin coatings?

Compatibility with salt-water pools and pool chemicals depends on the product and should be stated in its data sheet (to be verified). We check that before recommending a coating for a pool surround rather than relying on general claims.

Is a permit needed in Marbella for a pool deck recolour?

We have not been able to confirm Marbella's procedure from an official source (to be verified). In Málaga city, similar works are treated as minor works under a declaración responsable. Ask the Marbella town hall, or your gestor, before scheduling the job.

Can the community administrator approve the work alone?

Under the Horizontal Property Act, necessary conservation works on common elements do not require a prior vote; the owners' meeting decides how to share the cost. Whether your project counts as necessary is the administrator's assessment, and improvements need a qualified majority.

Should the pool deck be lighter than the terrace?

Not necessarily, but lighter or mid tones are often more comfortable under bare feet in full sun. A common layout pairs a slightly lighter pool deck with a deeper terrace or driveway colour. The key is that the tones relate to each other and to the house.

How long must the pool area stay closed?

Until the coating can take foot traffic according to its data sheet, which depends on the temperature and humidity on the day. We confirm the timing for your dates and, for rental properties, recommend a buffer before guests arrive.

Do you treat the steps into the pool?

We restore the imprinted concrete around the pool, including steps that are part of the deck, after repairing any chipped nosings. Steps inside the pool shell are part of the pool structure and finish, which is a different specialism.

What about the area under the pool shower?

Areas that are almost always wet deserve particular thought about grip and about how the coating copes with constant water. Point them out in your photos, and we will look at what the data sheet allows and whether that spot needs a different approach.
