What Working With Us Looks Like When You Live Abroad
If you own a villa on the Costa del Sol but live elsewhere, the whole restoration of your imprinted concrete can be organised by photos and messages. You send pictures and an approximate area, we reply in English with what the surface needs, access is arranged with your key holder or manager, and you receive photos at each stage until the final coat is on.
Send us a photo and the m²How does the first contact work?
You send photos and an approximate area through the contact page or by WhatsApp. The most useful set is one wide shot of each area, close-ups of the worst cracks or stains, a photo of the edges along walls or the pool, and a note if the villa is let.
If something is unclear, we ask. Typical questions are about white marks after rain, whether any part of the surface moves, and how the area is used: cars, guests, children, pool.
Why are photos so central to the whole process?
Because they replace the site visit you cannot easily attend. A good set of photos shows us the condition of the concrete, the edges and the access, and later it shows you that each stage was carried out in the right order.
Daylight pictures work best, ideally not in harsh midday glare. Include something for scale next to the widest cracks, and one low-angle shot along the surface so any dips or steps are visible. If white marks appear after rain, a photo taken while the surface is still damp is especially useful.
The same photos often become useful for you too: as a record of the property's condition before the work, and as before and after images for a rental listing or a future sale.
What does the quote tell you?
Whether a recolour is the right answer, what preparation the surface needs and what the work includes: cleaning, repairs, cutting-in and two coats of synthetic resin paint. If the photos show a problem paint cannot solve, such as subsidence, we say so instead of quoting.
The price is based on area, condition and access; the guide figures are on our price site. We also note what is outside our scope, so there are no surprises.
How are dates and access arranged?
Around your calendar and the weather. If the villa is let, we look for a window between bookings with a buffer before arrivals, because drying depends on conditions and on the product data sheet.
- Who opens the gate and on which days.
- Where the cars will be parked while the drive is out of use.
- Who moves furniture, pots and anything stored against walls.
- Water and electricity available on site.
- Community or gate registration if the villa is in a gated estate.
Whether the municipality needs any paperwork is worth checking early with the ayuntamiento or your gestor (to be verified for each town).
What do you see while the work is happening?
Photos at the stages that matter, sent by WhatsApp. The Marbella series on this site is a good example of what that looks like.

These pictures let you see that the cleaning, repairs and edges were done before the colour, which is what makes the finish work.
What happens at handover?
You receive photos of the finished surface and clear information on when feet, furniture and cars can return, based on the data sheet. If someone is on site, we tell them directly as well.

After that, simple care keeps it looking right; our maintenance guide explains what your cleaner, gardener or manager should and should not do.
What questions do owners abroad usually ask?
Most questions are practical: can it be done between bookings, who needs to be there, what if it rains, and will the pool area be ready for guests. The FAQ below answers them, and the pages on imprinted concrete restoration, pool deck restoration and patios and terraces go into each area in more detail.
Frequently asked questions
Do I need to be in Spain for any part of the process?
No. Quote, dates, access and progress can all be handled by photos and messages. Someone needs to open the gate and make sure the area is clear, which can be a key holder, neighbour or property manager.
Do you communicate in English?
Yes. Quotes, questions and updates for owners on this site are in English, in writing, so you have a record of what was agreed.
What if the weather changes the dates?
We only coat when conditions meet the product data sheet. If the forecast turns, we tell you and your contact on site, and propose a new date. For rentals, that is why we recommend a buffer before guests arrive.
Can my property manager deal with you directly?
Yes. A common arrangement is that the manager or key holder handles access and on-site questions, while decisions and the quote stay with the owner. Tell us who to contact for what.
How will I know the work was done properly?
Through progress photos at each stage: after cleaning, after repairs, during edge work and coats, and at the end. You can compare them with the Marbella series on this site to see the same sequence.
Can you work while guests are staying at the villa?
We advise against it. The work areas must be clear from cleaning until the surface can take traffic, and guests would be inconvenienced by equipment and closed areas. An empty window is better for everyone.
What do I need to prepare before the crew arrives?
Ask your contact on site to move cars, furniture and pots, confirm water and electricity are available, and register the crew at the gate if the estate requires it. We send a short list in advance.
What if the community needs to approve the work?
If the area is a shared element, the community of owners decides through its administrator. We provide the photo-based quote for them. For private areas within your plot, community rules may still affect access and working hours.
How do I pay if I am abroad?
Payment arrangements are agreed in writing with the quote, and keeping a record of every payment is sensible for any work on a property. Note that RDL 29/2026, still awaiting validation at the time of writing, would tie the reduced VAT rate on home renovation to payment by bank means.
Can you look at other areas while you are there?
Yes, if you send photos of them first so they can be included in the quote. Doing the driveway, terrace and pool deck together keeps colours consistent and avoids a second set-up.
