What Can Go Wrong When Imprinted Concrete Is Recoloured, and How to Avoid It

Problems & objections ·

Most recolouring failures on imprinted concrete come from shortcuts in preparation, not from the paint itself: coating over dirt or failed sealer, skipping crack repair, painting in the wrong conditions or applying only one coat. The result is peeling, patchy colour, cracks showing through or smudged edges. Each of these is avoidable when the work follows the right order.

Why does a new coating peel off?

Because it never bonded properly to the concrete. If the surface was not cleaned thoroughly, the coating sticks to dust, algae, tyre film or a loose old sealer, and it lifts away with them.

The fix is in the order of work: high-pressure cleaning first, then an inspection once dry to find anything still loose. On the Marbella villa, the carport under the pergola was washed as carefully as the open driveway, even though it looked cleaner, for exactly this reason.

Why does the colour look patchy?

Most often because only one coat was applied, or because the coating went on unevenly. A first coat on faded concrete rarely looks uniform; the second coat is what evens it out and builds depth.

Patchiness can also come from coating in strong, direct sun or in changing conditions, which affects how the paint behaves. The product data sheet sets the conditions; following it is part of the job, not an optional extra. Our page on resealing and recolouring explains why two coats are standard.

Why do cracks show through the new colour?

Either because they were painted over without being filled, or because the slab is still moving. Paint alone does not bridge a crack; it just colours it. Filled cracks blend into the finish, but a crack caused by ongoing movement can reopen along the same line.

That is why the condition of the slab is assessed before quoting. If the photos suggest movement, the honest answer is to deal with it first, as our guide on repair or replace explains.

Why do the edges look messy?

Because they were rolled instead of cut in. Rollers cannot follow a wall, a post or a pool coping cleanly, so the line wobbles and paint ends up where it should not. Brush cutting-in, with masking where needed, is slow but it is what gives crisp borders.

Messy edges are also the first thing a visitor notices up close, because they sit at eye level next to doors, steps and pillars. A beautifully even surface with ragged borders still looks like amateur work, so ask any contractor how they handle the perimeter.

Why does the surface get marked soon after painting?

Usually because it was used too early. Furniture placed back, cars driven on or pots dragged across a coating that has not reached the stage set by the data sheet can leave marks that are hard to remove.

For holiday lets, this is the most common risk when the work is squeezed into a short gap between bookings. A clear plan for reopening, shared with the key holder or manager, prevents it.

What goes wrong when damp is ignored?

If moisture is rising through the slab, it can push against any new coating and cause white marks, blistering or lifting. Recurring white patches in the same spots after rain are the warning sign.

Painting over that problem only hides it for a while. Our page on faded imprinted concrete explains how to tell a cloudy old sealer from moisture-related deposits.

How do you avoid these problems?

  1. Check the slab is sound before agreeing to a recolour.
  2. Insist on thorough cleaning and the removal of anything loose.
  3. Make sure cracks and chips are repaired before painting.
  4. Expect edges to be cut in by hand.
  5. Expect two coats, applied in suitable conditions.
  6. Respect the reopening times in the data sheet.

These are the steps followed on the Marbella project, described in our step-by-step guide, and the basis of every imprinted concrete restoration we quote.

Frequently asked questions

Why is my recently painted stamped concrete peeling?

The most common reason is that the coating went onto a surface that was not clean or onto a failing old sealer. Other causes include moisture coming through the slab or coating in unsuitable conditions. Photos of the peeling areas help identify which applies.

Can a bad recolour be fixed?

Often, yes. Loose and failed coating is removed, the surface is cleaned and repaired properly, and new coats are applied. How much needs to come off depends on how widespread the failure is, which we assess from photos and then on site.

Why can I still see the cracks after painting?

Either they were not filled before painting, or the slab moved afterwards. Filled cracks usually blend in. If a crack reopens repeatedly, the cause is below the surface and should be looked at before another coating.

Is one coat ever enough?

On faded imprinted concrete, one coat rarely gives a uniform, deep finish, and it leaves a thinner film. Two coats are part of our standard system for that reason. The first coat on the Marbella carport was visibly uneven until the final coat.

Can the weather ruin a fresh coating?

Rain on a fresh coat, coating a damp surface, or painting outside the conditions set in the data sheet can all affect the result. That is why dates are confirmed close to the work and moved if the forecast is unsuitable.

Why did tyres leave marks on my new driveway coating?

Driving on it before the data sheet allows, or turning the wheel while stationary on a hot day, puts stress on any coating. Waiting for the right reopening stage and driving straight on and off where possible reduces the risk.

Can white marks appear under a new coating?

If moisture is moving through the slab, it can affect a new finish too. That is why we ask about recurring white patches and damp spots before recommending a recolour. Moisture problems are addressed first.

Does the coating fail more near pools?

Pool surrounds are a demanding environment, with water, chemicals and sun. Compatibility with pool water is a product property described in its data sheet (to be verified per product), which is checked before recommending a coating there.

Who is responsible if the colour is patchy?

Agree before work starts what the scope is: cleaning, repairs, edges and two coats. If the finish does not match what was agreed, raise it with the contractor straight away with photos. Clear scope and progress photos make these conversations simpler.

How can I check the work if I am abroad?

Ask for photos at each stage: after cleaning, after repairs, after the first coat and at the end. The Marbella series on this site shows what those stages look like, so you know what to expect in your own photos.
